Service Description

Portable Appliance Testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use. All PAT testing reports must now be supplied with an inventory, stating which appliances have been tested at the property. At B.E.S, a PAT Testing certificate is supplied with every job completed within 48 hours. This will include an inventory list for transparency. Is PAT Testing a Legal Requirement? It is a legal requirement to ensure that all electrical equipment you provide in your rental accommodation is safe and properly maintained. Insurance companies along with The UK Health and Safety Executive will expect regular PAT Testing to ensure that you are compliant with safety regulations. Under The Landlord and Tenant Act 1985 and The Electrical Equipment (Safety) Regulations 2016, Landlords must ensure appliances provided are ‘safe’. The best way to check they are safe is by doing a PAT test. Can anyone do PAT Testing? To be deemed as a competent PAT tester, the minimum requirement is to have; A City & Guilds 2377-77 qualification. The correct equipment to carry out the tests. The ability to use the PAT testing equipment properly. The ability to properly understand the test results. You have a duty of care to ensure you use the correct skilled tradesperson for your maintenance. Failure to show you have instructed the correct trade could render you liable. Our PAT Testing Procedure: The plug of the appliance is inserted into a specialist machine, and a current is passed through to carry out the test. The appliance will have a sticker applied with a specific number relating to that device. The sticker can be both a pass or a fail. Any minor failures (plug, fuses etc) will be replaced free of charge. Major failures will be highlighted immediately. The reasons will be noted in the report.
